2. The service
In The Clear Digest is a subscription-based weekly email briefing service providing compliance, regulatory, and market intelligence for UK independent letting and estate agents.
By subscribing, you agree to these Terms and Conditions in full. If you do not agree, do not subscribe.
3. Subscriptions and pricing
We offer two subscription plans:
- Monthly — £29.00 per month, billed monthly in advance
- Annual — £290.00 per year, billed annually in advance (equivalent to £24/month)
All prices are inclusive of VAT where applicable. Prices are in GBP.
Your subscription begins on the date your payment is successfully processed. You will receive your first edition on the following Monday at 7:30 AM.
4. Payment
Payments are processed securely by Stripe. We do not store your payment card details. By subscribing, you authorise Stripe to charge your chosen payment method on a recurring basis in accordance with your selected plan.
If a payment fails, we will notify you by email. Continued failure to pay may result in suspension or cancellation of your subscription.
5. Cancellation
Monthly subscribers: You may cancel at any time. Cancellation takes effect at the end of your current billing period. You will not be charged for the following month and will continue to receive the digest until your paid period ends.
Annual subscribers: You may cancel at any time. You will retain access to the digest for the remainder of your annual billing period. We do not offer pro-rata refunds for unused months on annual subscriptions, except where required by law.
To cancel, you may do so via the link in any digest email or by emailing hello@inthecleardigest.co.uk.
6. Refunds
As a digital subscription service, we do not offer refunds once a billing period has commenced, except where required by the Consumer Rights Act 2015 or other applicable UK law.
If you believe you have been charged in error, contact us within 14 days at hello@inthecleardigest.co.uk and we will investigate promptly.
14-day cooling-off period: Under the Consumer Contracts Regulations 2013, you have a right to cancel within 14 days of your initial subscription without giving a reason, provided you have not already accessed the digital content. By subscribing and receiving your first edition, you acknowledge that the service has commenced and waive this right.
7. Nature of the content
In The Clear Digest provides general information and commentary on regulatory, compliance, and market developments relevant to UK letting and estate agents. The digest is for informational purposes only and does not constitute legal, financial, or professional advice.
You should not rely solely on the digest as the basis for making business, legal, or compliance decisions. We recommend you seek appropriate professional advice where required.
Whilst we take care to ensure accuracy, we make no warranty that the content of the digest is complete, accurate, or up to date at the time of reading.
8. Intellectual property and permitted use
All content in In The Clear Digest — including text, structure, and formatting — is the intellectual property of Ian Ashford trading as In The Clear Digest. You may not reproduce, redistribute, or republish any edition or part thereof without our prior written consent.
Your subscription is for personal or single-business use only. For the purposes of these terms, a single business means one trading entity operating from one registered or principal place of business. Forwarding or sharing editions with third parties outside your agency is not permitted without a separate written arrangement.
A subscription does not extend to multiple offices, branches, or locations operating under a shared brand, group structure, franchise network, or any other multi-site arrangement. Each office or branch location constitutes a separate business for the purposes of this clause and requires its own subscription or a separately agreed multi-site licence.

9. Availability
We aim to deliver the digest every Monday morning at 7:30 AM. Whilst we will make every reasonable effort to maintain this schedule, we cannot guarantee uninterrupted delivery due to factors outside our control, including email provider delays or technical issues.
We reserve the right to suspend publication temporarily (for example, during holiday periods) with reasonable notice to subscribers.
10. Limitation of liability
To the maximum extent permitted by law, In The Clear Digest and Ian Ashford shall not be liable for any indirect, incidental, or consequential loss arising from your use of or reliance on the digest, including but not limited to loss of profit, loss of business, or regulatory penalties.
Our total liability to you in connection with any subscription shall not exceed the amount you have paid in the 12 months preceding the relevant claim.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud or fraudulent misrepresentation.
11. Changes to the service
We reserve the right to change the format, content, or pricing of the digest at any time. We will give you at least 30 days' notice of any price increase. If you do not wish to continue at the new price, you may cancel before the change takes effect.
12. Changes to these terms
We may update these Terms and Conditions from time to time. Continued use of the service after notification of changes constitutes acceptance of the updated terms.
13. Governing law
These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
